The new offices will be available Freehold or Leasehold with smaller floor plates available on a floor-by-floor basis :

  • A 10 year latent defects policy is uniquely offered as standard by LEA. It is fully transferable, and as such passes directly to the new owner. Many financial institutions look for latent defects cover to be in place as part of their lending criteria

  • Energy efficient Mitsubishi R2 heat recovery/comfort cooling and heating units are installed, of which a 5 year manufacturer's warranty is provided. Purchasers can recoup the full value of the system claiming up to 100% tax relief in the first year

  • Standard 8 person passenger lift to all 3 storey units, a platform lift to all 2 storey units
  • Suspended ceilings
  • An area is designated for a kitchenette with all plumbing connections fitted. An allowance of up to £1,500 is provided or alternatively a kitchen can be fitted
  • Designated car parking allocation generally at a rate of 1 per 26 sq m
